Ask ten families why they chose a villa over a hotel in Dalyan and most will land on the same answer eventually: a gate that closes, a kitchen that is actually theirs for the week, and a pool nobody else's children are sharing at seven in the morning.

Gulpinar and Maras are the two neighbourhoods where most of that private villa stock sits, close enough to Dalyan to feel connected to it and quiet enough that you notice the difference the moment you turn off the main road.

Gulpinar and Maras are not the same place

Gulpinar sits closer to the river and the town centre, which means shorter walks or rides to restaurants and the evening promenade, but also more villas packed into a smaller area. Maras is further out, quieter again, with larger plots and more space between houses, at the cost of needing a car or a regular taxi for anything beyond the immediate street.

Neither is better outright, and we would resist anyone telling you otherwise before they know your group. A family that wants to walk to dinner most nights will get on better in Gulpinar. A family that wants the villa itself to be the holiday, pool, garden, barbecue, and does not mind driving in for the occasional evening out, tends to prefer Maras instead.

Questions worth asking before you book anything

• Is the pool private to your villa, or shared with neighbouring properties? Listings are not always precise about this, and it changes the holiday considerably.
• Is the pool fenced, and does it have a shallow end? Both matter enormously with under-fives and are rarely mentioned unless you ask directly.
• How far is the actual walk to the nearest shop or restaurant, in minutes, not just kilometres on a map that ignores hills?
• Is air conditioning included in the rate, or charged separately by usage? This is a genuinely common surprise in this region.
• Who do you contact if something breaks at 9pm on a Saturday, and do they actually answer?
• Is there shade over part of the pool terrace, or is the whole space in full sun by mid-morning?

Matching the house to the group

Three couples travelling together need a different house from two adults and four children, even if the bedroom count on paper is identical. Groups of adults tend to be happier with separate, self-contained wings or at least bathrooms attached to each bedroom, since a single shared bathroom becomes the bottleneck of every morning by day three.

Families with young children get more out of a villa with a single-storey layout, or at least bedrooms on the ground floor, than out of an extra bedroom upstairs nobody uses because nobody wants to carry a sleeping toddler up a flight of stairs at midnight. It is also worth checking whether the pool is visible from the kitchen or living area; some Gulpinar villas are built so you can watch the pool while cooking, and some are not, and this matters more with children than most listings let on.

Distances that actually matter

Most Gulpinar villas are a five to fifteen minute walk from the river promenade, depending on which street you land on, and a similar distance by dolmus or taxi to the town centre if walking in the heat does not appeal. Maras runs longer: expect ten to twenty minutes by car to central Dalyan for most properties, and the neighbourhood itself has very little within walking distance beyond a handful of local shops.

If a boat trip is part of your plans, and for most visitors it is, factor the drive to the town quay into your morning. A villa fifteen minutes from the quay means an earlier alarm than the brochure photos suggest, particularly with children who move at their own pace before breakfast.

What we tell families who ask us directly

Our honest view: for a first visit with young children, Gulpinar's proximity to the centre generally wins, even if the villa itself is slightly smaller or the garden slightly less private, because you will use the town more than you expect in the first few days while everyone finds their feet.

For a second or third visit, or for a group of adults who already know Dalyan and want distance from the evening crowds, Maras tends to be the better choice, and we would steer repeat visitors there more often than we do first-timers. We would also gently push back on anyone assuming a villa automatically means less driving than a hotel; in Maras particularly, it often means more.

There is also a middle option worth mentioning: a handful of villas sit right on the boundary between the two neighbourhoods, close enough to Gulpinar's amenities to walk on a good evening and quiet enough to feel like Maras the rest of the time. They are not always easy to find in a standard listing search, since they get filed under whichever postal area the agent prefers, so it is worth asking directly if that middle ground is what you are after.

The practical things nobody puts in the listing photos

Wifi speed in both neighbourhoods varies far more by street than by villa standard, so ask for a recent speed test rather than trusting a generic 'high-speed wifi included' line. Water pressure can also dip in Maras during the peak of summer when demand across the wider area is highest, which is worth knowing if your group includes anyone particular about showers.

Bring a printed copy or a saved offline map of the route from the villa to wherever you plan to hire a car, buy groceries, or catch transport, since address systems in both areas rely more on landmarks than they do on formal street numbers, and mobile signal drops in a handful of spots on the approach roads.

Ask, too, about garden maintenance and pool servicing during your actual stay rather than around it. It is a small thing on paper, but a gardener with a strimmer outside the bedroom window at eight in the morning is the kind of detail that only comes up once a family has already lived through it, and owners are generally happy to schedule around your dates if you simply ask in advance.

Getting the timing right for the season

Villa availability in both neighbourhoods tightens noticeably from June onward, and the best-positioned Gulpinar properties, the ones an easy stroll from the promenade with genuinely private pools, tend to go first. If your dates are flexible at all, booking by early spring gives you a meaningfully wider choice than leaving it until a few weeks before travel.

Shoulder season, roughly May and again from mid-September, brings a quieter version of both areas and often a slightly more flexible attitude from owners on things like early check-in, which is worth asking about regardless of when you travel. We would not assume it is on offer, but it rarely hurts to ask.

A short checklist for the booking itself

• Confirm check-in and check-out times in writing, not just the general dates, since villa turnarounds can run later than hotel ones.
• Ask whether pool cleaning happens during your stay and on which day, so you are not surprised by chemicals or noise mid-morning.
• Clarify what linen and towels are provided, and whether beach towels are separate from bathroom towels.
• Check whether a car is realistically necessary for your particular villa, rather than assuming; some Gulpinar properties genuinely do not need one.
• Ask for exact GPS coordinates rather than relying on the listed address alone.
